Downtime Costs More Than The Door

A bay door that won't open doesn't just break a door. It stops the truck, the crew, the load, and the customer waiting on it. The repair is rarely the expensive part — the hours are.

Preventive maintenance exists because commercial doors fail on a schedule you can mostly predict. Cycles wear springs. Vibration backs out fasteners. Rollers seize. Photo eyes drift out of alignment. None of that is dramatic, and all of it is cheaper to handle on a Tuesday morning than at 4:45pm on a Friday with a truck in the doorway.

We'd rather find your problems on a scheduled visit than meet them during an emergency call.

What We Check

The Inspection

Commercial inspections are free. We walk every door, write down what we find, and give you a straight list — what's failing now, what's failing soon, and what's fine and can be left alone.

Hardware & balance

  • Springs — wear, gap, cycle life remaining
  • Cables, drums and end bearings
  • Rollers, hinges and track alignment
  • Door balance and travel
  • Fasteners and mounting brackets
  • Weather seal and bottom astragal

Operator & safety

  • Operator function, chain/belt condition
  • Limits and force settings
  • Photo eyes and reversing edge
  • Manual release and emergency operation
  • Logic board and controls
  • Anything that's a hazard to your crew

Storage Facilities

Dozens of roll-ups, all aging at the same rate. Scheduled PM keeps units rentable and keeps you off the phone with angry tenants.

FAQ

Maintenance Questions

How much does a commercial inspection cost?
Nothing. Commercial inspections are free — it's on our public price sheet. We walk your doors, write up what we find, and you decide what to do with the list.
How often should commercial doors be serviced?
It depends on cycles, not the calendar. A dock door that runs 50 times a day needs a different schedule than a storage unit that opens twice a month. We set the frequency off your actual door count, usage and environment during the free inspection.
What does a maintenance agreement cost?
It's quoted per site, because a three-door shop and a 200-unit storage facility aren't the same job. Our labor rates are posted — $200/hr for one tech, $225/hr for two — and the agreement is built off your real door count and schedule. You get the number before you sign anything.
Do you work with property managers across multiple sites?
Yes. Multiple properties, one number, one list per site. That's a normal week for us.
Can you handle emergencies if we're on a maintenance plan?
We're open 24/7 and a real person answers. Doors on a maintenance schedule tend to have fewer emergencies, which is the entire point — but when something does go down, you call the same number.
What if we just want the inspection and nothing else?
That's completely fine. The inspection is free, the list is yours, and there's no pressure. Fix it with us, fix it in-house, or sit on it. We're not going to chase you.
